What is actually happening
The relief is the problem. Every time you decide to email instead of call, you get an immediate drop in discomfort. That drop is a reward, and it trains the avoidance. Nothing about you is broken — a completely ordinary learning mechanism has been running in the wrong direction, sometimes for years.
The phone is genuinely harder than it looks. No face to read, no edit button, real time, and you cannot see whether the other person is busy, annoyed, or delighted. Your mind fills that blank pessimistically, because blanks always get filled pessimistically.
Confidence is not the entry requirement. It is the output. The order is: make the call while uncomfortable → notice it was less bad than predicted → the prediction adjusts → the discomfort drops. Waiting to feel ready keeps you at step zero forever.
The mechanism that fixes it is prediction versus outcome. Not positive thinking, not scripts alone. You predict how bad it will be, you make the call, you record what actually happened. Twenty of those and your forecasts recalibrate. That is why the log at the bottom matters more than any line in the middle.
Read them off the page for the first few. Then reduce each one to its purpose line and its question, and improvise the rest — that transition is part of the treatment, because reading verbatim is itself a safety behaviour.
1 · The portal or web enquiry, one to three days oldRung 5
Warm-ish. They asked you something. You are answering, not pitching.
You: “Hi Sarah — Peter Luo, I'm the agent on the Elm Street listing. Is now a bad time?”
“No, go ahead.”
You: “Quick reason for the call — you asked about the parking and I didn't want to answer that by text and get it wrong. It's one owned spot, plus a locker that's rented, not owned. Are you looking specifically in that pocket, or wherever the right place turns up?”
[listen — this is the whole call]
You: “That's useful. Would it be unreasonable to send you two others like it that aren't live yet? … I'll send them tonight and I won't chase you.”

2 · Follow-up after a showingRung 4
The call people replace with a text and thereby learn nothing.
You: “Hi — it's Peter. Is now a bad time? … I won't keep you. I'm not calling to push you on the house on Elm — I'm calling because what didn't work about it will tell me more than the listing ever could. What was the thing?”
“The basement, really.”
You: “Ceiling height, or the layout down there?” … “Got it. If I find one that fixes that, do you want a call or an email?”

3 · Past client, no ask at allRung 3 — start here
The easiest call you own, and the one that produces the most business. Make three of these before you make anything harder.
You: “Hi Mark — Peter. Is now a bad time? … No agenda at all, I promise, I'm not calling about anything. I drove past the house on Saturday and that maple you planted is enormous. How's everyone doing?”
[four minutes about the kitchen renovation]
You: “That's great. I'll let you go — I just wanted to say hello. You know where I am if you ever need anything.”

4 · The thread that went quietRung 6
Three weeks, no reply. The one line that reliably restarts it.
You: “Hi — Peter Luo. Is now a bad time? … I'll be quick. Have you given up on selling this spring?”
“No, no — we've just had a lot going on.”
You: “That's what I figured. What's changed since we spoke in March?”

5 · Expired or terminated listingRung 8
High dread, because you expect hostility. The disarming move is to remove the pitch before they can refuse it.
You: “Is now a bad time? … I'm Peter Luo, I'm an agent in the area. I'm not calling to list your house. Your place came off the market Friday, and I want to know what you think went wrong — partly so I don't make the same mistake. What was it?”

You: “That's fair. Would it be a ridiculous idea for me to send you what I think the number should be, with the three sales it comes from — no meeting, no pitch?”

The most avoided call in the business and the one that keeps clients. Silence is what makes sellers anxious, not bad news.
You: “Hi — Friday update, nothing's broken. Two showings this week, both said the same thing about the layout, no second visits. Here's what I want to do about it: I want to reshoot the front two photos and open Thursday evening as well as Sunday. How does that sit with you?”

Do not have the price conversation on this call. The purpose is a booked meeting.
You: “Is now a bad time? … I want to book twenty minutes properly rather than do this on the fly. There's a decision about the price to make before the fifteenth, and I'd rather we made it with the data in front of us. Thursday at four, or Friday at ten?”

8 · Buyer follow-up after they lost the bidRung 5
Same-day call. This is a presence call, not a business call.
You: “Hi — it's Peter. Is now a bad time? … I know. Nine offers, and it went twelve over. I'm sorry — you did everything right and it still didn't land.”

You: “I don't want to talk strategy tonight. Can I call you Wednesday and we'll decide what we're doing differently? … Good. Get some sleep.”

Purely informational. Process questions are answerable; position questions usually are not.
You: “Hi, it's Peter Luo, I've got a buyer for 14 Elm. Is now a bad time? … Three quick things: how are you handling offers, what's your seller's preferred closing, and is there anything about the property I should know before I write?”

You: “That's helpful. We'll be in before Tuesday at six. I'll call you when it's sent.”

10 · Asking for the appointment
The moment most calls fail — not from refusal, but from never being asked.
You: “Would it be ridiculous to sit down for twenty minutes before you decide anything?”
Or: “Are you against having one agent's opinion in writing, with nothing attached to it?”
Or, simplest: “Can I come by Thursday at four?”

11 · Voicemail — fifteen seconds, twice
Leave one. A hang-up shows on their phone anyway, and it looks worse than a message.
First: “Sarah, it's Peter Luo, Tuesday at ten. Two things: the parking is one owned spot, and there's a similar one coming Thursday. No reply needed if you're not interested. 416-555-0134.”
Second, four days later: “Sarah, Peter Luo again. Last one from me — if the search has gone quiet, that's completely fine and I'll leave you alone. If it hasn't, I'm on 416-555-0134.”

12 · Text first, then callRung 2 — the bridge
A legitimate rung while you are climbing, and a safety behaviour once you are not. Use it for a fortnight, then drop it.
Text: “Hi Sarah — Peter (Elm St). Got a proper answer on your parking question. Okay if I call around 4?”
Then call at four whether or not they replied. The commitment is the point.
中文先发信息:「Sarah您好,我是Peter(Elm街那套)。您问的车位问题我查清楚了。下午四点左右打给您方便吗?」
不管对方有没有回,四点都要打。重点在于你已经把话说出去了。
13 · They answer and they are clearly busy
You: “You sound like I've caught you. Thirty seconds, or shall I call back at four?”
“Thirty seconds.”
You: [purpose, one question, done in thirty seconds] — and then actually stop. Doing what you said buys you the next call.
中文你:「听起来我好像打得不是时候。给我三十秒,还是我四点再打给您?」
「三十秒吧。」
你:【一句目的、一个问题,三十秒内讲完】——然后真的就停。说到做到,才有下一通电话。
14 · They answer annoyed
“How did you get this number?”
You: “Fair question — your listing was public until Friday. I'll be thirty seconds and then I'll let you go. Is that alright?”
“I'm not interested.”
You: “Understood, and I won't call again. Can I ask one thing before I go — what would an agent have had to do for you to be interested?”
中文「你怎么会有我的电话?」
你:「您问得有道理——您的挂牌信息星期五之前是公开的。我讲三十秒就挂,可以吗?」
「我没兴趣。」
你:「明白,我不会再打了。挂之前想请教您一个问题——经纪要做到什么程度,您才会愿意谈?」
15 · The spouse or gatekeeper answers
You: “Hi — it's Peter Luo. Is now a bad time? … I was looking for David, but honestly you'd know this as well as he would: have you two settled on the timing yet?”
Treat whoever answers as a decision-maker until they tell you otherwise. Most of the time they are one.
中文你:「您好,我是Peter Luo。现在方便吗?……我本来是找David的,不过说实话这件事您应该跟他一样清楚:你们时间上定下来了吗?」
接电话的人一律当作决策者,除非他自己说不是。多数时候他就是。
16 · You freeze or lose your threadSay this out loud
You: “Sorry — I've lost my thread completely. Where I was going was…”
Or: “Give me a second, I want to get this right.”
Nobody has ever ended a relationship over this. It is normal, it passes in four seconds, and the recovery line is what removes its power over the next call.
中文你:「不好意思,我刚刚思路断了。我本来想说的是……」
或:「等我一下,这件事我想讲准确一点。」
没有人会因为这个就不跟你合作。这很正常,四秒就过去了;而这句回神的话,正是让它在下一通电话里失去威力的原因。
17 · Wrong number, wrong person, wrong moment
You: “I think I've got the wrong number — I'm looking for Sarah about the Elm Street listing. No? Apologies for the interruption, have a good evening.”
Six seconds, no damage, and it counts as a call in your log. Log it.
中文你:「不好意思,我可能打错了——我想找Sarah,是关于Elm Street那套房子的。不是吗?打扰了,祝您晚上愉快。」
六秒钟,没有任何损失,而且这算一通电话。记入日志。
18 · Asking for the referral, out loud
Only after you have made three no-ask calls to the same person over a year.
You: “Can I ask you something slightly awkward? … Who do you know who's thinking about moving this year?” — then be silent. The silence is what produces the name; filling it produces “no one comes to mind”.
中文你:「有件事想问您,可能有点不好意思开口……您身边有没有谁今年打算换房?」——然后就安静,不要说话。名字是从那段安静里出来的;你一开口填空,得到的就只会是「一时想不起来」。
19 · The apology call — something went wrong and it was yours
The highest-dread call there is, and the one that buys the most trust when made quickly.
You: “I'm calling because I got the closing date wrong on your paperwork, and I'd rather you heard it from me than from your lawyer. It's already fixed and here's what it cost you: nothing, but it could have. I'm sorry.”
Then stop. No explanation until they ask for one. If they are angry, let them be angry without defending.
中文你:「我打这通电话,是因为您文件上的交割日期我写错了。与其让您从律师那边听到,我宁可自己先跟您说。现在已经改好了。这次对您造成的损失是:没有损失,但差一点就有了。对不起。」
然后就停。对方没问,不要解释。如果他生气,就让他生气,不要辩解。
20 · The end-of-day sweepRung 1 — the easiest call you own
Two minutes, low stakes, and it builds the reflex that the phone is a normal tool.
Return every missed call from today, even the ones that do not matter. Even the ones where you leave a voicemail. Even the ones where you say only: “Returning your call — nothing urgent this end. Talk tomorrow.”
中文今天所有未接来电全部回一遍,哪怕不重要的也回。哪怕只是留一段语音。哪怕只说一句:「回您电话——我这边没什么急事。明天再聊。」
